For suitable projects, we can also engage in a way that reflects a shared interest in the outcome and enhances the value of the final product.
The service is intended for premium units prior to renovation or properties in whitewall / shell & core condition, where the key is to communicate the true potential of the space clearly. We prepare an architectural study (layout proposal, material concept) and visualizations, complemented by a refined presentation. This way, what is offered is not only the current condition, but a clearly defined vision of future living—and in practice it often allows the property to be sold significantly above the originally considered price.
Once an exclusive sales mandate is in place (BekArch + our real estate specialist), the study becomes part of the strategy—with no separate fee at the outset. We manage the entire process as one team: from survey and floor plan preparation, through design, to professional photography, graphic design, and sales deliverables. The service also includes full legal support and secure escrow as part of the transaction.
The fee is 3–5% of the purchase price (excl. VAT) and includes both the architectural study and a complete premium-standard real estate service.
